Buyers hire a licensed home inspector to determine the condition of a property they are under contract to purchase so that the condition of the structure, systems, and appliances can be assessed. When the inspection has been completed, a detailed inspection report is provided that identifies any issues, as well as recommended repairs and associated costs.
- When a coverage decision has been determined and the failure was caused by a pre-existing condition, we may request a copy of the inspection report.
- Inspections may be requested if the inspection date is within 60 days of the warranty effective date for the following product types:
- HMS BDW or BCW (HMS SHW may have an inspection report available, or maintenance/repair records may be requested for review).
- DTC if a contract is placed on a newly purchased home.
- Inspection reports are not requested for TotalProtect or Sears Home Warranty products, as the warranties are for existing properties and are not sold as part of a real estate purchase transaction and the report may not be available or current.
- Maintenance/Repair Records may be requested to determine the condition of equipment at the warranty onset.
Submitting Requested Documentation
When an Inspection Report or Maintenance Records are requested, advise the customer to send the entire report/complete records to us via email or fax.

We may also ask the Customer or Service Professional to submit pictures of the product/item in question.
- Customer should send pictures to HMShomeinspections@cinchhs.com
- Service Professionals can upload pictures directly to the Service Job using the Attachment feature in ServiceBench
- Pictures submitted via ServiceBench are automatically sized so they do not exceed the 2MB file size requirement
Inspection Report Review Process
It can take up to 5 days for Support Services to process the incoming documentation.
Once an agent has received the documentation, they will add a Private Comment in the Service Job stating that the documentation has been received (with date and time stamp), will note if the documents and Service Job were routed for review, and will include the saved location of the documents.
- If the size of the documentation does not exceed the 2MB maximum upload size requirement, they will be located on the Service Job Attachments tab.
- If the size of the documentation exceeds the 2MB maximum upload size requirement, they will be located in either the Home Inspection Reports or the Claim Pictures sections on the Call Center Operations Portal.
- Within each folder, documents are organized using a Last Name - Service Job Number format.

ServiceBench Attachments Tab
- Open the Service Job that contains the attachment you need to view.
- click the Attachments Tab.
- The Attachments Tab will display the number of items attached.
- Click on the File Name hyperlink for the attachment you wish to view.
- In the Attachment form section, click the attachment hyperlink.
- To close, click the X in the upper right corner.
Call Center Operations Portal
Open the Interchange in Internet Explorer and click Call Center Operations on the side navigation bar.
Home Inspection Reports
- Click Home Inspections on the side navigation bar.
- Change the view from All Pictures to Explorer View.
- In Explorer View, records can be sorted by Name and/or Date Modified, or search by the Service Job Number or Name using the Search field in the upper right side of the screen.
- Click on the selected folder to open it.
- Select the file you wish to view.
- To close, click the X in the upper right corner.
Claim Pictures
- Click Claim Pictures on the side navigation bar.
- Change the view from All Pictures to Explorer View.
- In Explorer View, records can be sorted by Name and/or Date Modified, or search by the Service Job Number or Name using the Search field in the upper right side of the screen.
- Click the selected folder to open it.
- Select the file you wish to view.
- To close, click the X in the upper right corner.
